The last thing you need is to expect an in-depth survey, but receive something little more than a mortgage valuation.

What exactly are you getting?

The report you receive at the end of the survey is what you need. So will it be easy to understand, clearly formatted, and concise? Will you be able to understand the report’s findings, and will your surveyor be happy to take you through the results and answer any questions? The service you get after the survey has been completed is just as important as the survey itself.

Do they know your type of property?

Different types of properties could require different types of survey, and different skills to assess. Some surveys aren’t right for certain properties, either. It’s important that your surveyor has experience with the kind of property that you have or are looking at. Whether new build, existing property, or listed building, your surveyor needs to know the ins and outs to give you a detailed picture of its condition.

Can they work to your deadlines?

What kind of deadline do you have in mind? If you need to have the results completed by a certain time – to accompany a mortgage application, for example – then how quickly your surveyor can work is one of the most important factors. Make sure you bring up the topic of turnaround when talking to prospective surveyors. If they can’t get their report to you for when you need it, then it doesn’t matter how well they cater to your other requirements.

How much will it cost?

Price is always going to be one of your considerations. It’s more important to think about the fees your surveyor will charge in comparison to what others charge. Surveys are an important investment in your building, and are worth paying the right price for. Making sure your surveyor isn’t overcharging is more important than trying to get their skills ‘cheap’.
