Since the 1st June 1992 it has become a requirement that a building regulations application is necessary for any roof re–covering project.
From a structural perspective, if the existing roof tile covering is to be replaced with a new heavier roof tile then a full structural appraisal is needed.
If a structural appraisal is not carried out then this could have future repercussions. The worst case scenarios could be a distortion and possible failure of the roof structure indicated by external roof sagging to the roof slopes and possible physical damage to the internal members.
