Working across Cardiff and Newport, our RICS Chartered Building Surveyors are often asked to carry out Full Building Surveys (also referred to as ‘full structural surveys‘ or ‘Level 3 surveys’) for property purchasers in the region. A full building survey is the most comprehensive type of survey and the market. The RICS recommends these surveys for any properties that are large, more than a few decades old, that are unusual in their construction or that you are planning major works to. We think that if you want to get to know the property inside and out, a full/level 3 survey will give you the best understanding of the current state of the house and the potential future problems that might arise. It will also help you budget for repairs and maintenance, and potentially provide evidence that can be used to negotiate on the sale price.

Our Cardiff team’s RICS Level 2 Home Surveys surveys include a market valuation and reinstatement costs as standard, along with an overview of any defects. The emphasis of the report is on the more urgent and serious issues, but anything that the surveyor sees during their visit will be covered. The reports are not quite as tailored and in-depth as Level 3 Surveys, but will discuss the results of the surveyor’s inspection and provide an overview of the repairs and maintenance that are required, along with information to help you budget for repairs.

 

Level 2 Home Surveys are usually instructed for homes with a conventional construction that are both in good condition and fairly recently built. If you are looking to buy an older property – particularly one which is listed – a full building survey would be more appropriate.
