Experienced, in-house Surveyors
Our RICS Chartered Surveyors provide RICS building surveys (level 3 surveys) in Greater Manchester and surrounding areas, such as Oldham, Stockport and Macclesfield. These surveys include comprehensive assessments of the condition of a property, alongside detailed structural advice. Because our team includes both surveyors and Structural Engineers, we can evaluate structural defects in-house. Unlike other firms, we won’t refer you to a third party for structural investigations. Our survey reports are some of the most detailed in the industry, and contain in-depth guidance and information on the cost of any repairs and maintenance that the property needs.
An RICS building survey will help you understand your property. If you are buying, the findings can allow you to negotiate on the price. If you are selling, a survey can help find any problems that could affect a sale. Our Manchester-based surveyors use their experience of examining properties in the local area to offer bespoke advice. They are happy to provide one-to-one guidance over the phone.
Guidelines recommend a ‘level 2’, or ‘HomeBuyer’ survey for properties that have been conventionally built fairly recently, and appear to be in good condition. The report follows a set template and is less detailed than a full survey report, but is straightforward and highlights serious defects. Our Manchester surveyors will look for visible issues that are dangerous, serious or that might lower the value of the property.
Using their local knowledge of the area and housing market, our Manchester surveyors include costs for reinstating the property (required for insurance purposes) and a market valuation in the HomeBuyer report.
Our Chartered Surveyors and Structural Engineers provide specific defect surveys across the North West. These surveys examine a specific problem or aspect of a property, such as loft conversions, timber or damp issues, or suspected subsidence. The specific defect report includes a thorough discussion of the survey findings, what can be done to fix any issues and estimated costs for repairs.
If requested, our Structural Engineers can also include designs and calculations for building works that can be used to instruct contractors.
Our Manchester commercial surveying team offers a range of professional consultancy services across all sectors, from education and retail to healthcare and hospitality. Our experience RICS and CIOB surveyors support our clients with commercial building surveys, schedules of condition, dilapidations, planned preventive maintenance schedules, stock condition surveys and contract administration.
