An RICS Building Survey, or Structural Survey, is considered to be the most thorough type of property survey. Also known as a Level 3 survey, it is the most comprehensive survey type available.

It is therefore suitable for all types of property, including those that are period, listed or of non-standard construction. For example, it is the most appropriate survey for the Victorian houses that are common in the Reading, Thatcham, Newbury and the West Berkshire areas, because the survey will check everything from the chimney stacks (which can lack damp-proof courses and often fall into a state of disrepair), to leaking parapet walls, to the condition of the floor and roof timbers. By giving you a complete understanding of the property you are purchasing, the Full Building Survey allows you to consider whether the purchase price is correct. It also allows you to budget for repairs and maintenance; indeed, your RICS Chartered Surveyor will include costs for rectifying both serious and minor issues in your survey report.

Our reports are tailored to your needs and are some of the most detailed in the industry. In contrast to Building Surveys, which are bespoke and cover everything that it is possible for the surveyor to inspect, HomeBuyer surveys follow a set format, and focus on serious problems with the property. These surveys are also referred to as ‘Level 2’ surveys, because they go into slightly less depth than a full building survey.

For this reason, industry guidelines recommend HomeBuyer surveys for homes with conventional construction, that have been built in the past few decades and that are in good condition. Our Reading building surveyors carry out HomeBuyer surveys across Reading and West Berkshire and into Swindon, Faringdon, Marlborough and Malmesbury. All of our surveys are carried out by RICS Surveyors, giving you the peace of mind that the individual assessing your property has the in-depth knowledge and expertise to identify crucial defects.

The HomeBuyer report will include the surveyor’s findings, along with an overview of recommended repairs and maintenance. Costs for these works are not included, but the report does include reinstatement costs and a market valuation of the property.

A Specific Defect Survey, or Specific Structural Survey, is an inspection of a building’s particular structural problems or concerns, and any related building matters which are found during the inspection. If the rest of your property is sound, our Reading- and Swindon-based RICS Chartered Surveyors and Structural Engineers can provide a detailed and thorough assessment of the issue in question. Specific Defect Surveys in the Reading area are often requested to investigate the cause and extent of cracking in walls, but can also be used to check issues with damp, supporting structures like beams and roofing defects, among other things.
