Building Surveyors in Huddersfield

Huddersfield RICS Regulated Chartered Surveyors providing expert building surveys and homebuyer reports.

Buying a House in Huddersfield

Buyers in Huddersfield have the luxury of easy access to the vibrant cities of Leeds and Manchester, the village communities of Lindley, Holmfirth and Slaithwaite, and all with the rural idylls of the Dales, Peaks and Moors pretty much on the doorstep.

Whether you are looking at a grand mansion in Almondbury, a country pile near Holmfirth or a central Huddersfield pad with great commuter connections, there will be a property to suit you.

For many people working in nearby cities, Huddersfield provides a lifestyle option with more space, both inside and out, particularly for those able to work from home on occasion.

If you are looking to purchase in Huddersfield, or indeed surrounding towns of Elland, Brighouse, Mirfield, Holmfirth or Halifax, our RICS building surveyors are on hand to make sure you have a thorough understanding of what you are buying.

Level 2 Survey vs Level 3 Survey

Our Huddersfield surveyors offer both Level 2 and Level 3 home surveys across the region. Which survey level you choose will depend on the amount of detail you need and the complexity of the home you are buying.

Modern, conventional properties in good condition are candidates for a Level 2 Survey. These surveys follow a straightforward, set format, focussing on more serious defects and issues that could affect the safety, integrity and value of the property. Most houses built in the past few decades are good contenders for this type of survey.

Many houses in Huddersfield and surrounding areas are, however, older properties. As a historic market town, Huddersfield thrived in the textile boom in the 18th and 19th century, resulting in substantial building during this time. Indeed, many Victorian and Georgian properties remain. There was also significant building in the first half of the 20th century, meaning that there is a broad range of housing stock in the town.

For these older houses, a Level 3 survey is usually recommended. These are the most detailed surveys available, and have the scope needed to delve into the specific features of each home. A Level 3 survey goes further than a Level 2 in terms of the depth of the inspection, and also in terms of the detail included in the report. It will also provide estimate costs for significant repairs and maintenance requirements, which can be substantial with period properties.
