This fascinating detached house in the Oxhill area is a great example of a Level 3 survey of a heritage property with modern additions.

The original part of the house was thought to be over half a millenium old, having been built around 1500. As with so many properties of that age, there had of course been numerous adaptations and additions made over the years, with the most recent being a 21st century addition of an oak-framed garden room.

Warwickshire is home to many beautiful rural homes, and this farmhouse was no exception. As with the previous property, it dated back to the 16th century, but had modern additions, meaning our surveyor was considering several different construction types when assessing the building.

As with many Warwick properties, this survey also covered several barns and outbuildings, as well as an overview of the condition of its facilities, which included a swimming pool.

Traditional buildings like this one often have solid floors, and so your surveyor needs to have an in depth understanding of how these function within a home, in terms of keeping them in a good state of repair and avoiding issues with damp.

This manor house survey was exceptional, with five stories and a two-storey annexe.

With any property this size, there will always be a substantial list of repair and maintenance requirements, and it is vital to get an understaning of the extent of these before taking on a house like this.

This property had been built using the local ashlar sandstone. The stonework incorporated some stunning features, including turreted walls and decorative banding. For properties of this size, our surveyors use drones whenever possible to get a close look at upper levels and roofs, to properly assess their condition.
