Getting a building survey in Coventry and surrounding areas
In terms of property, the destruction wreaked during World War II means that a lot of the housing stock dates from post-war years. Buyers should be aware that following the war, a large amount of non-standard construction techniques were used to build new homes. This was an innovative period, during which new methods were developed to build houses quickly and cheaply, to meet the high demand. Many of these houses remain structurally sound; however, there are known issues with certain build types, and it can be difficult to get a mortgage for them, or to subsequently re-sell.
A Level 3, full building survey is highly recommended for any non-standard homes, so that buyers have detailed knowledge of the structural soundness of the building, and the repairs and maintenance that are likely to be required.
Our Coventry surveyors will also be looking out for signs that a property may be affected by sulphate attack. This defect is common to the region because of the large amount of post-war construction from the 1940s through to the 1970s. At this time, concrete slabs were commonly used instead of suspended timber floors. The hardcore beneath the concrete was often high in sulphates, and if these sulphates are carried up into the concrete by moisture, a reaction can occur, damaging the flooring.
Nearby Nuneaton, Rugby and Kenilworth retained a larger propertion of older, period properties, some of which are listed. Surveyors need to consider the age of the property and the construction methods used to accurately assess the risk of defects such as damp and structural movement. Again, a Level 3 survey, the most thorough type of RICS building survey, is a good choice, because it will provide detailed insight on the repairs and maintenance needed to look after an older home, along with estimated costs to help you budget.
The Coventry area also has an abundance of modern, new-build homes. For these properties, assuming they are in good condition and were built using standard methods, a Level 2 Homebuyer Survey may be appropriate. These are slightly briefer in scope than a Level 3 survey, but will still cover any serious or major issues with the structure or condition of the property, to give you confidence in the home you are buying.
