Listed Building Surveyors: Recent Grade II listed building surveys

Our listed building surveyors are RICS regulated and have years of experience in heritage property. From Grade I listed mansions to Grade II listed cottages, our surveyors have the expert knowledge needed to thoroughly and accurately assess the condition of your home.

A good listed building surveyor will have knowledge and experience of period and heritage property. They will understand the different types of materials and methods used in house-building over the years, and the types of issues that can crop up in each type of building.

At Allcotts, we specialise in complex, period and listed properties. This means that we have in-depth expertise and technical insight, and we can provide invaluable advice to people buying or selling a period home.

Our listed building surveyors are RICS qualified, and our team includes heritage specialists, Certified Historic Building Professionals and IHBC members. We span the country, covering everywhere from York, Liverpool and Warrington down to Warwick, Buckingham, St Albans and Bristol.

Here are some recent examples of the fascinating period properties we have surveyed.

This Grade I manor house in Yorkshire was a very special home to survey. With parts dating back to the mid-15th century, it was one of the oldest properties we have inspected. The timber-framed medieval hall was later clad in stone; the carved lintel details when this took place, with the initials RW and the year 1661. Major renovations had taken place at this property over the past few decades, so the survey had to consider both old and new elements to the property.

Grade II* listed properties, such as these that we surveyed in Bristol and Liverpool, account for just under 6% of listed properties. These are of more historic interest than Grade II listed properties, but not deemed to be as exceptional as a Grade I listed building. The restrictions on what you can and can’t do with a Grade II* listed building may be more strict than with a Grade II listed home; your surveyor can provide advice on the consents that would be required for any alterations.

A lot of the farmhouses we survey are listed buildings, and this Buckinghamshire one dating from 1609 was no exception.

We are often instructed to survey Grade 2 listed cottages, which can be detached or terraced, like the one shown here. Period and listed properties commonly have cellars, and these are always included as part of our inspection. They can often reveal details about the home’s construction type and history; in this case, the original timber frame structure was readily visible in the cellar.

The intricacies and individualities of period homes means that thorough inspections are particularly important. Our surveyors use drones and high-level camera poles to get a close look at roof tops and areas that are otherwise difficult to reach.

Listed building surveyors are also ready to assess unusual features occasionally found in heritage homes. For example, this Victorian house near Harrogate had an ice house hidden in the grounds.

From tudor houses to medieval halls, thatch to wattle and daub, and Georgian mansions to one-bedroom worker’s cottages, our period property surveyors visit a vast range of properties, supporting clients across the country.
